Why service your roller shutters at all?
A roller shutter performs up to 700 cycles a year. With every movement, urban dust, pollen and micro-debris build up in the guide rails, the seals dry out, the fixings gradually work loose. Left unwatched, these small degradations end up producing the classic failures: a curtain that rubs and then jams, a motor that strains and burns out early, a strap that frays and finally snaps on a Sunday evening. Preventive roller shutter maintenance costs a fraction of those repairs — and above all it spares you a blocked window at the worst possible moment.
Servicing also protects your cover: most manufacturers require regular maintenance to keep their motor warranties valid, and in France landlords and syndics are obliged to keep communal equipment in good working order. At Store Xpress, every visit ends with a written report — valuable evidence of upkeep for your insurer, your landlord or your managing agent, and available in English if that makes your paperwork easier.
What our servicing visits include
Cleaning the guide rails and the curtain
We clear the rails of every deposit — dust, leaves, insect nests — and clean the curtain slat by slat, along with the perforations and seals. A clean curtain glides without rubbing, puts less strain on the motor and keeps its original appearance far longer, which matters on a street-facing façade.
Greasing and lubricating the mechanisms
Roller tube, bearings, winch, locks: every moving part receives a dry silicone lubricant, which does not trap dust the way conventional greases do. The result is immediate: a smoother, quieter action, and wearing parts that last years longer.
Checking the motor and the limit settings
On electric shutters we assess the motor's behaviour — heat, noise, travel time — check the connections, test remote controls and wall switches, and recalibrate the limit positions if the curtain stops too high or strains against its end stops. Drifted limit settings are one of the leading causes of premature motor wear.
Tightening and inspecting the fixings
Box, guide rails, curtain fixings, stoppers: vibration progressively loosens every screw. We retighten the lot, replace tired fixings before they snap and check the overall alignment of the shutter. This quarter of an hour of checks prevents the single most common fault our emergency roller shutter team is called out for: a curtain that has dropped off its roller tube.

A plan for every profile
Homeowners and tenants
For a house or an apartment, one visit a year is enough in most cases. We offer a per-visit package, with the price per shutter falling as the count rises, and an automatic reminder at the same time each year. Any small repairs spotted during the visit — a fixing to change, a tired strap — are carried out on the spot with your agreement, with no second call-out fee.
Syndics and co-owned buildings
Shutters on communal areas, entrance-hall blinds, identical shutters across an entire residence: we draw up an annual or twice-yearly maintenance plan with a dedicated contact, building-by-building reports and full traceability of every intervention. Management boards in Courbevoie, Rosny-sous-Bois or Alfortville appreciate being able to table a clear history of visits and spending at the annual general meeting — and we can brief non-French-speaking co-owners directly.
Businesses and public bodies
Offices, schools, medical practices, hotels: a broken shutter in premises open to the public means an unusable room. Our professional contracts include visits scheduled outside your operating hours, a priority hotline and guaranteed response times if something fails between two visits.
When, and how often?
- Once a year for a home in normal use: the rhythm recommended by manufacturers.
- Twice a year in demanding environments: busy main roads, neighbouring building sites, overhanging vegetation or heavily used shutters.
- Ideally in spring: after the winter weather, before the season when shutters work hardest against the heat.
- At the first warning signs: squeaking, juddering, unusual slowness, a curtain hanging askew — a quick check prevents a complete failure.
Between visits, a few simple habits prolong the benefit of the servicing: vacuum the bottom of the guide rails now and then, wash the curtain with soapy water once or twice a year, and never force a movement that resists. Every client leaves with our one-page sheet of good habits.
Servicing and upgrading go hand in hand
A maintenance visit is also the moment to improve your installation: swapping a strap for a smoother reel, replacing a tired curtain, or going electric with our roller shutter motorisation service. If a unit is reaching the end of its life, we price its replacement with a new manual or electric model, in complete transparency: our interest is keeping your trust, not selling you equipment you do not need.
Our coverage area
Our maintenance technicians cover Paris and the whole of Île-de-France: Courbevoie, Mantes-la-Jolie, Torcy, Athis-Mons, Rosny-sous-Bois, Alfortville, Franconville and the surrounding towns. Rounds are organised by sector, which lets us offer reduced travel rates for contracts grouping several sites or several properties belonging to the same landlord.

Frequently asked questions about roller shutter servicing
How much does roller shutter servicing cost?
A one-off visit starts at around €80 to €120 for the first shutters, with the price per additional shutter falling from there. Under an annual contract the cost per shutter drops appreciably, and includes the automatic reminder and priority treatment if anything breaks down.
What products do you use for lubrication?
Dry silicone lubricants designed for mechanisms exposed to dust: unlike conventional greases and oils, they do not form an abrasive paste. We strongly advise against using ordinary oil or grease in the guide rails.
Is servicing really worthwhile on a recent shutter?
Yes — prevention actually pays most on recent equipment, by preserving the manufacturer's motor warranty and correcting minor adjustment faults before they escalate. A shutter looked after from day one comfortably reaches 20 years and beyond.
Do you offer contracts covering several buildings?
Yes. We manage multi-site portfolios for syndics, landlords and retail chains: centralised scheduling, a single point of contact, building-by-building reports and consolidated or per-site invoicing, as you prefer.
What happens if you find a faulty part during the visit?
We show you the finding, photos included, with an immediate price. Small parts (fixings, strap, stoppers) are usually replaced there and then; for a motor or a curtain, we schedule a prompt second visit with no additional travel charge.
